This is a sad but very true fact: Public search options for housing STINK! It is something that really upsets me! It has happened so many times, I am working with a client and they have a list of homes they would LOVE to see. I enter the address in the MLS and find out that the house SOLD MONTHS AGO but it is still showing up as ACTIVE!
Zillow is one of the worst offenders of this but Trulia and Realtor.com are also on my list of less than dependable sites, They manage to pull the information into their web pages but they don't do a very good job of updating or deleting the information once the status changes!
I recently had a list of 17 homes to view which was narrowed down to 11 by the time the sold and withdrawn or expired listings were eliminated. This can be an exasperating experience for the client and some may even wonder if we just don't want to show those listings.
Naturally, to make things perfectly clear, I always present my client with the listing in question, showing the updated status. From there I offer them a LISTINGBOOK account so that they can search for homes on their own, have accurate information since listing information is updated in less than an hour on Listingbook and (there is the part I really love) my client can leave me notes with questions that attach to the individual listing. This makes it so easy for everyone to communicate back and forth.
I know there are people connected with the websites that I have offended reading this and I would REALLY love to hear from you as to WHY the information isn't updated AT THE VERY LEAST WEEKLY. I just don't get it!
