Indeed, there are title companies and then there are title companies. The one type of title company does what is required by law - no more and, hopefully, no less. These title companies do not remain late so closings can take place, they are certainly not there on holidays and when the closing is over, it IS OVER!
And then there are the other title companies, the ones that go above and beyond! Such a title company is Tropical Title Company of Palm Harbor Florida. Tropical Title Company is lucky enough to have Lorie Moots working there and Lorie is someone I highly recommend.
During the time leading up to the closing, Lorie stayed on top of things and in constant email contact with all parties involved. Everyone knew exactly where we were in the process each step of the way.
Last week I received a phone call from the buyer who had just received his tax bill. We pay our property taxes retroactive here in Florida and the bill was well over four hundred dollars more than had been anticipated. The seller had moved out of the home prior to January of this year and thusly lost the homestead exemption on the property. In Florida the buyer and seller sign a closing document that states if there are discrepancies on the taxes when the bill comes out in November, it is up to them to rectify the situation between themselves.
I contacted Lorie and she took the initiative to complete a new HUD with the corrected information. She then put a copy of that HUD with a letter explaining the situation in an envelope and sent it off to the sellers. This is indeed something that she is not required to do but Lorie did not mind going this extra step for all involved.
To everyone's delight, I just received an email from Lorie indicating that she received a check from the seller in the full amount requested. This is fantastic news for the buyer and indeed a case where a person who has stepped outside of the box needs to be recognized!
