Why work with a Realtor? There are many reasons and one of them is that when you are dealing with bank owned property, you need somebody on your side.....that would be your Realtor.
We are currently closing on a bank owned property here in the Greater Clearwater Area of Florida. The closing company is down near Miami.....not unusual when dealing with bank owned properties.
Today my client received the package via email for signatures but with NO instructions as to what to do with it, where to sign or anything else. Naturally, I had asked for a copy of the package as well since I figured this scenario just might transpire. I went through the package, all 25 pages of it, and wrote a step by step email as to where it needed signatures and other information.
While we deal with packages like this often, we need to remember that a 25 page closing package without any instructions can be somewhat daunting for our client!
Since it is a cash deal, nothing needs to be notarized here in Florida but the money must be wired to the closing title company, the signed package emailed and the original docs overnighted to the title company. I am meeting with my client in the morning to scan and email the package for him from the office. He can then go to FedEx, using the prepaid label that was also emailed to him, to send the package. The money will be wired tomorrow from his bank. Since the actual closing date is next Tuesday, we are good to go!
If he had not been working with a Realtor, my client would not have known what to do with the package and only one mistake would be enough for the closing to be canceled.
Remember, it is well worth it to work with a Realtor. And the seller pays all Realtor fees!
