Crystal Beach Florida, that adorable little community I live in along the shore of the Gulf of Mexico, had only 3 homes that closed last month.
That is not unusual, since we are such a small community. As my April 2012 Newsletter stated, there are only 13 homes currently on the market in Crystal Beach Florida.
Of the three homes that closed last month, the most expensive on the list was listed at $975,999 and actually closed for $935,000.
The other homes were one listed at 225k that sold for 216k and a smaller home that was listed for $107,900 that closed for $97,500.
When these are grouped together, we get an average sale price per square foot of $136.10 and average days to contract at ONLY 60 days!
The market is moving, folks! If you are going to purchase, this is certainly the time! The market is moving quickly, inventory is getting extremely LOW!
