Palm Harbor Florida Real Estate Blog: Selling Your Palm Harbor Florida Home? Have A Home Inspection NOW!

Selling Your Palm Harbor Florida Home? Have A Home Inspection NOW!

Selling your Palm Harbor Florida home? Then have a home inspection NOW! Your home inspector will check everything from the roof down to the basement (if you live in an area that has basements). You will know what needs attention if you want to get top dollar for your home.

Barbara-Jo's Beach Blog,ClearwaterFloridaRealEstateBlog.comYou aren't intested in getting top dollar? You just want to sell? Well even in this case, be sure that your buyer is going to have the home inspected and what is found may have to be addressed if you are going to make it to the closing table.

Inspecting your home now will make you aware of any major problems so you can take care of them in advance. There is nothing like the feeling you get knowing that there are no surprises coming when the buyer's home inspector starts crawling around in all of the spaces in your home.

It only makes sense to prepare your home properly and hire a certified, licensed home inspector to do the job. A home inspection saves headaches down the road and paves your way to a smooth closing.

Barbara-Jo - Great post.  It's smart to know more about your home before a buyer does and doing a home inspection does that for a seller.  Great seller tip!

Barbara Jo - this is excellent advise!  Anyone thinking of selling their home should do this at the very start so that they know exactly what needs to be done and what to expect.  Suggested!

Laura - indeed, a home inspection is SO important and often not done until the buyer does it.

Barbara - thanks!

Barbara Jo -- I am a strong proponent of sellers doing all home inspections upfront if at all feasible.   When this is combined with ordering the preliminary title report, completing all disclosures along with the proper presentation and pricing a seller is in a much better position when an offer(s) come in.

Barbara-Jo, Although we agree, we rarely see this happening here. Homeowners take the attitude if they find something wrong only then will I fix it!

It's a smart thing to do.  Otherwise, the seller will still have to deal with making the repairs later, or at least paying for them.

Posted by Gabe Sanders, Stuart Florida Real Estate (Martin County Residential Homes, Condos and Land Sales) about 1 year ago

Michael - If only ALL owners would do this, it would make the sale go so much smoother!

Larry and Sheila - We don't see it happening down here enough either..............

Gabe - I try to convince sellers of that. Some understand but unfortunately, most fight the idea of spending money................

What part of Florida are you in with a basement?  Must be over a sinkhole.

This is good advice for sellers. There will not be any surprises later.

Kevin - None down here but I do know some homes up in the panhandle DO have basements.

Absolutely, Gita and the closing will go smoothly.

Great advice. Are you using a certified pre-owned home concept with your home inspections? It really helps.

I always suggest it to sellers. Most don't heed the advice. I think would be a good law in my area. It would help sell homes. It might take some of the unknowns out of the process. I was going through a SPD with a buyer yesterday. The kept asking me if I thought the sellers were being truthful. I must be naive. I think everyone tells the truth.

Good point about having the home inspection completed in advance.  Thanks for the post.

Posted by Gene Riemenschneider East Contra Costa Home Sales 01492725 (Home Point Real Estate) 12 months ago

Not only would a "pre-inspection" alert the sellers to any problems - it would make them less expensive and less of a hassle to repair.

If you're in a hurry before a closing you have less time to get bids and referrals and choose the best contractor.

Posted by Marte Cliff (Marte Cliff Copywriting) 12 months ago

Jack - Yes, it would be wonderful if everyone was truthful but not completing the Seller's Disclosure truthfully down in Florida can lead to a lawsuit.

Gene - You are welcome!

Marte - I do wish people would listen to our advice, it would make the entire process smoother!

Posted by Barbara-Jo's Beach Blog - Palm Harbor Florida Real Estate (Charles Rutenberg Realty) 12 months ago

Hi Barbara-Jo, I have heard the flip side.  That a pre-inspection may make you and seller liable for more disclosure than otherwise required.

Posted by Bob Miller - The Ruiz/Miller Team Ocala & Marion County (Keller Williams Cornerstone Realty) 12 months ago

Bob - Well since the buyer is going to have an inspection, you might as well get the major things taken care of since they will need to be done down the road!

Barbara Jo,

Excellent information for sellers!  And you've said it very well.....being prepared and taking away suprises makes the transaction go much smoother!

Indeed it does, DeeDee!

I agree with Marte, it saves time, once you have a contract you want to close in 30 days most of the time and then sellers will have to take whomever they can find in a hurry to do whatever it needs. If a simple repairs takes two weeks to complete, you just "lost" two weeks As for disclosing, you might as well have it up front, because if it comes up later, at the buyers inspection, they  will wonder if you were trying to hide it. It is a lot easier for a buyer to deal with it, if they know it ahead of time rather than finding out in the midst of getting ready for closing.

Absolutely, Clara, everything HAS TO BE disclosed anyway and you are helping yourself by getting things ready for the next person NOW. Thanks for commenting.
