Barbara Jo -- I am a strong proponent of sellers doing all home inspections upfront if at all feasible. When this is combined with ordering the preliminary title report, completing all disclosures along with the proper presentation and pricing a seller is in a much better position when an offer(s) come in.
Barbara-Jo, Although we agree, we rarely see this happening here. Homeowners take the attitude if they find something wrong only then will I fix it!
It's a smart thing to do. Otherwise, the seller will still have to deal with making the repairs later, or at least paying for them.

Not only would a "pre-inspection" alert the sellers to any problems - it would make them less expensive and less of a hassle to repair.
If you're in a hurry before a closing you have less time to get bids and referrals and choose the best contractor.
Jack - Yes, it would be wonderful if everyone was truthful but not completing the Seller's Disclosure truthfully down in Florida can lead to a lawsuit.

Hi Barbara-Jo, I have heard the flip side. That a pre-inspection may make you and seller liable for more disclosure than otherwise required.
Bob - Well since the buyer is going to have an inspection, you might as well get the major things taken care of since they will need to be done down the road!

I agree with Marte, it saves time, once you have a contract you want to close in 30 days most of the time and then sellers will have to take whomever they can find in a hurry to do whatever it needs. If a simple repairs takes two weeks to complete, you just "lost" two weeks As for disclosing, you might as well have it up front, because if it comes up later, at the buyers inspection, they will wonder if you were trying to hide it. It is a lot easier for a buyer to deal with it, if they know it ahead of time rather than finding out in the midst of getting ready for closing.
